A ‘Home Condition’ Report provides you with concise information about the overall general condition of a domestic property to include the external roof, external fabric, internal finishes and services. A check is made for visible damp and decay and the surveyor will highlight problems requiring varying degrees of attention and/or further investigation. – This survey focuses purely on the condition of the property and is suitable for homes in reasonable condition built with conventional materials. – Unlike the more detailed and comprehensive RICS ‘Homebuyers’ Report a Condition Report does not include a surveyor’s valuation or property insurance re-instatement cost but an existing homeowner or an intending buyer will be left more informed about the property’s condition and maintenance risks.
Home Condition Reports are widely used by inspecting surveyors for reporting on most conventional residential properties in average reasonable condition. – They are not appropriate for commercial buildings, and not suitable for properties with unconventional construction or in extreme poor condition. – In these cases the client is better advised by a Building Survey which provides more detailed advice on defects and repairs.
