A RICS Homebuyers' Survey and Valuation Report (HSV)' provides you with information about the overall general condition of a domestic property. The survey looks for structural weakness or defects in the building fabric as well as noting the condition of internal elements, and finishes. A check is made for damp and visible decay with an overview inspection of gas, plumbing and electrical services. The surveyor provides an overall opinion about the condition and location of the property, highlights issues that might need further investigation by a specialist or legal advisor and finally provides a market valuation and insurance reinstatement cost. As an intending buyer you will be left more informed about the property's condition and value which should help with any final decision about purchese.
HSV Survey reports are designed by the Royal Institution of Chartered Surveyors and widely used by inspecting surveyors for reporting on the general condition of most houses and flats but are unsuitable for commercial buildings. Where a residence is old and dilapidated perhaps with suspected structural weaknes or decay the HSV report can sometimes be insufficiently detailed and in these cases the client is often better served by a 'Building Survey' which provides advice on defects and help with estimates for advised repairs etc.
