Government legislation now requires that a ‘Domestic Energy Performance Certificate' (EPC) must be commissioned by the owner of any residential property being advertised for sale or let. The certificate must be provided on request to any interested buyer or renter and failure to comply can result in a substantial fine imposed by Trading Standards.
The purpose of the EPC is to provide information about the property’s overall energy efficiency and generated cabon output into the environment. The assessor will evaluate the building fabric, heating, lighting and cooling methods with the results compared against a typical building of the same type and age as well as a new building meeting current government criteria. - The certificate issued provides some recommendations for improving ongoing performance.
The cost for providing a CEPC depends on the size and complexity of the residence and the assessor will have to visit the property to carry out the survey.
