Commercial Energy Certificates                                             
From January 4 th 2009 a ‘Commercial Energy Performance Certificate' (CEPC) must be made available for commercial or industrial property advertised for sale or let with an internal floor area greater than or equal to 50m2. The certificate must be provided by the Seller/Landlord on request and failure to comply can result in a substantial fine imposed by Trading Standards.

The purpose of the CEPC is to provide information about the property’s overall energy efficiency and generated cabon output into the environment. The assessor will evaluate the building fabric, heating, lighting and cooling plant in order to establish an 'Energy Rating' which is then compared against average benchmark values from similar buildings of the same type as well as a new building meeting current government improved standards. The Certificate produced comes with a recommendations report which advises more clearly where improvements can be made.

The cost for providing a CEPC largely depends on the complexity and size of the building as well as available information. - If scaled floor plans exist with accurate details of lighting, cooling and heating equipment, the certificate can be produced more quickly and at less cost. - The assessor in every case has to visit the property and carry out a full survey..
