A 'Building Survey' provides a detailed report about the overall condition of a domestic or commercial building. The survey looks for structural weakness or defects in the building fabric as well as noting the condition of internal elements, and finishes. A check is made for damp and visible decay with an overview inspection of gas, plumbing and electrical services. A final analysis summarises the more significant items of discovered disrepair and provides approximate estimates for making good. As an intending buyer you will be left more informed about the property's defects, what specialised further investigations might be needed and costs you should consider before proceeding.
Building Surveys are particularly useful for older, neglected or poorly maintained properties or for properties which have been materially modified, sometimes badly, by previous owners. For average residential properties, generally in acceptable or average condition an RICS 'Homebuyers' Report' is less costly and less detailed but still addresses the imortant issues likely to have a bearing on value or saleability.
